Megaworld to build P98-B Northwin Global City in Bulacan

MEGAWORLD Corp. said in a statement on Wednesday, October 6, 2021, that it will be developing a P98-billion “global business district” called Northwin Global City in the municipalities of Marilao and Bocaue in Bulacan within the next 15 to 20 years.

Northwin Global City is Megaworld’s 85-hectare integrated township community located in between Marilao and Bocaue, Bulacan. The township will have its themed commercial district, high-rise residential condominiums, hotels, and mixed-use developments.

Megaworld Corporation is a real estate company in the Philippines founded by Andrew Tan. The company has numerous development throughout the country, ranging from Megaworld Lifestyle Malls, offices, townships, hotels, resorts, gaming services, and residential developments.

“This is like building a new city that will put the province of Bulacan on the global business map because we envision huge multinational companies to be operating here once our commercial district and our office towers will be completed,” said Kevin Andrew L. Tan, chief strategy officer of Megaworld.

According to their Facebook page, Northwin Global City is situated along the North Luzon Expressway and will host one of the stations of the Manila-Clark Railway Project.

The North Luzon Expressway (NLEX) is an 84-kilometer four-to-eight-lane expressway that connects Metro Manila to the provinces of the Central Luzon region in the Philippines.

The Manila-Clark Railway Project is part of the North-South Commuter Railway (NSCR) Project. Phase 1 of the NSCR Project is a 38 km-long railway line connecting Malolos in the Province of Bulacan to Tutuban in Manila. The completed line will alleviate severe traffic congestion in and around Manila, benefitting 200,000 daily commuters.

The 52 km-long Phase 2 of the project will run northwest from Manila’s northern suburb of Malolos to the Clark economic zone and Clark International Airport in Central Luzon. This stage is also expected to ease road congestion, cut transport costs, spur economic activity and encourage a population shift from the capital to regional growth centers further north.

Megaworld said the project would be 20 minutes away from the planned New Manila International Airport, while the Philippine Arena would be five minutes away.

“Once completed, Northwin Global City will have convenient access to three international airports in Bulacan, Clark, and even in Metro Manila,” Mr. Tan said.

Northwin Global City will be wired with Megaworld’s “iTownship” features, including solar-powered LED streetlights, an underground cable system, fiber optic cabling, and a stormwater detention facility for flood prevention. Intermodal transport terminals and other sustainable infrastructure for mobility and connectivity are also included.

Forty percent (40%) of the township development will be dedicated to green and open spaces such as landscaped parks.

“Finally, our vision of having a truly modern and global business district for Bulacan is coming to a reality,” said Mr. Tan.
